The deadline to have an operational website has passed and the directors and officers have failed to comply with that law. They aren’t the least bit concerned with following laws and they don’t seem to care if the members aren’t following them either, with the exception of the lot fees.
They aren’t even close to posting the required documents on the site. A major operational requirement can’t be complied with because of the design, so they will continue to be in violation of the law. The official website must have been designed without even looking at the State requirements. If you do a “grandin lake shores” search, the HOA’s website doesn’t turn up at all. They throw some documents on a social media site, hide the official website and call it being transparent. Few things are more transparent than the lack of transparency in this so-called HOA.
However, we have noted that the treasurer has done a good job (so far) of putting the financials on the site. We still believe she will have trouble posting all the financial documents required by law. Looking at what has been posted so far leads us to believe the treasurer should show the secretary and a few others how to post documents because if she doesn’t, she will end up doing it mostly all herself and keep it updated. The past repeating itself.
May 2025 Update
The Board and Officers of this Homeowners Association have uploaded approximately a third of the documents to the website that are mandated by State Law. Most likely, this is another law they are unable to comply with and another confirmation that the Association would struggle to survive an official ‘Document Request’ which may incur financial liabilities. Refer to Florida Statute 720.303 (5). It is important to note that all members have the right to access the records, including those who are “not in good standing”. Do you owe the association money?
July 2025 Update
This HOA’s website has a section titled ”About GLSA”. It has many discrepancies starting with the first sentence; Grandin Lake Shores Association (GLSA), Inc is a 426 Lot community with single family homes and/or woodsy lots. As of June 1, 2025, there were not 426 properties under the control of this Homeowners Association.
The third sentence states; It is pristinely situated between Grandin and Clearwater lakes. The photos below are three of many ‘pristine lots’ in this HOA. The first was taken from the road, the fourth tire along with more trash is deeper in. In the second photo the items are only visible from the lake side of the lot. The third photo has some strange items, zoom into the objects in the center. It was taken with a telephoto lens; anyone know what they are?

October 2025 Update
This HOA’s website still doesn’t conform to Florida State Law, not even close. It doesn't even provide access that’s mandated by law. It is another complete waste of the members money. The directors and officers don’t have the slightest idea what they are doing and have made absolutely no attempt to acquire that needed knowledge. Maybe there’s a learning disability involved not just an ‘I don’t care’ attitude.
The 2025 budget has an entry labeled “web page” at a cost of $500.00. The only web page we are aware of is the social media page on Facebook and the monthly treasurers report hasn’t shown any cost for that. We sure hope that doesn’t mean the website is costing $500.00 but it is getting close to that figure. As of the end of July, the treasurer’s reports show an expenditure just over $380.00. In contrast, this website costs $125.00 to host and we own it. No trackers of any type are utilized on this site.
We noticed during September the owner of the HOA’s website is still placing trackers on visitor’s devices. Remember, the association doesn’t own the website, they are renting it from Wix. The tracker from frog.wix.com is part of the structure of the website. More troublesome is the tracker from grandinlakeshoreshoa.org. Does the Board of Directors condone this intrusion on the members privacy? The standard reply you get if asking a commercial entity about trackers that follow you around the web is; It allows us to provide a better experience for the visitors to the website.
This Homeowners Association has very serious problems and the directors act(?) like they don’t have a clue.
